Meeting
On the one hand
Doña Julieta Díaz, of legal age DNI 14,678,990, single marital status,
domiciled at Sánchez de Bustamante 329 10th A street, Autonomous City of Buenos
Aires, from now on will be called Lessee.
The other
Doña Belén de Gómez and D Julián Gómez of legal age, married, both
domiciled at calle tres arroyos 2300 3ro E, Ciudad Autónoma de Buenos Aires,
with DNI 29,990,324 and 29,876,934, respectively, hereinafter will be called
Lessor.
Intervene
The two parties intervene with their name and right, recognizing the
legal capacity required to carry out this home rental contract, therefore, they
state that Doña Julieta Díaz is the owner of the thing, registered in the Land
Registry No. 70.009, that in this case it wishes to be leased by Mrs. María
Belén de Gómez and D Julián Gómez.
Both parties recognize the c legal capacity that is needed for this act,
and they agree to have the legal consideration to carry out a lease for the use
of the house, within the framework of the law and according to the provisions
of the National Civil Code.
To have knowledge about the current state of the house, the state
according to what is agreed.
Stipulations
Object of the contract
Clause one: Through this contract, the lessor agrees to rent by
the lessee, who accepts said title. No personal property is found in the
dwelling.
Second clause: the dwelling is leased for the exclusive purpose of
dwelling. Variation of use is strictly prohibited, unless the lessor agrees by
means of express written consent. In the event of non-compliance, this contract
may be terminated.
Term of validity of the contract
Clause one: this contract enters into force on March 3, 2010.
Second clause: this contract will remain in force for a period of
two years, starting from on March 3, 2010, therefore ending on the same day in
2012
Rental conditions
Clause one: the rent that the lessee will offer to the lessor is
stipulated as a sum of $ 2,500, two thousand five hundred pesos to pay each
month.
Clause two: the rent delivered each month may be examined and
modified during each year of rental in order to rearrange it based on the
possible changes that the consumer price indices may undergo.
As proof of acceptance both parties sign at the foot of the document in
order to ratify this contractual act, also signing a duplicate.
